This is the time to buy your first or secondary property in Las Vegas.. Most people say to me , hey is this the time to buy? have we reached the bottom yet? are prices going to continue to dip? and so on. I reply with the following.

1) Today  its cheaper to buy then build in many cases.

2) Mortgage payments tend to be less than rent payments in many cases.

3) I have never seen prices this cheap in my career since 97 in Vegas.

4) If prices were to truly drop more severely, i think the banks would close.

5) Buy when the market is down,, why buy when the market is up and a buyer freenzy is going on pushing up prices?
There are great foreclosure deals going on today in 2011, more sales are recorded now during 2009 to 2011 then any recorded sellers market.  Yes there are multiple offers going down on the majority of r.e.o listings
today due to them being listed for so cheap. Multiple offers should tell you as a buyer,, many other buyers are on the buying band wagon.

I also would mention that if the world comes out of this stagnant economy, prices tend to go up. It only makes common sense to buy when the market is down...
